Multi-Family Redevelopment Project, Hopewell Township, NJ

The firm serves as development advisor for a corporate client which owns an 80-acre site zoned  for development of a 225+ multifamily residential community.  As part of the assignment, Nassau Capital has provided market feasibility analysis to the client regarding the appropriate product mix to include in the proposed development; project management services in connection with procurement of water and sewer treatment services and environmental permits; and advice regarding negotiations related to zoning and the terms of a redevelopment agreement for the development property.

Municipal Redevelopment Advisor – Mixed Use Project

Nassau Capital Advisors, LLC recently completed the first phase of an assignment as financial and development advisor to a Central New Jersey municipality and its Redevelopment Authority to guide the selection and negotiations with a private developer who has entered into an agreement to acquire a substantial redevelopment site in the community.  Redevelopment plans call for construction of a mixed-use project including hundreds of multi-family residential units and supporting retail and recreation facilities.  Our team led the negotiations on a long-term tax abatement agreement (PILOT) with the developer, and provided financial advice and guidance to the municipal clients on terms and conditions of the Redevelopment Agreement.

Princeton, NJ Downtown Redevelopment Project

The firm’s principals were engaged to manage the design, construction and financing of a $35 million mixed use development in the heart of Princeton, NJ.  The project was undertaken beginning in 2004 as a public/private partnership with the Borough of Princeton, and is located on a former brownfields site which was remediated by PSEG as part of the development process.  The project features two new luxury apartment buildings, retail space, and a 500-car parking garage.  In 2005 the project received the coveted “Smart Growth” award from New Jersey Future.

The Port Authority of New York and New Jersey

Nassau Capital was selected by Port Authority to lead a multi-disciplinary team to assess the financial feasibility of developing 1,000,000 sq. ft. of modern warehouse space at a number of underutilized sites at Port Newark, NJ.

Merrill Lynch & Co.

The firm served as Merrill Lynch’s exclusive agent in the assemblage of 400 acres of land in connection with the development of the firm’s 1.2 million square foot corporate campus in Hopewell, NJ.  Nassau Capital also represented Merrill Lynch in procuring approximately $23 million in economic development incentives for the Hopewell project, and a multi-million dollar incentive package in connection with a 220,000 sq. ft. lease transaction in Jersey City, NJ.

The Henderson Group, Philadelphia, PA

Principals of the firm represented this substantial Pennsylvania developer as exclusive agent in the sale of a 371,000 sq. ft. class A office portfolio in the Philadelphia market, to Mack-Cali Realty, a national REIT organization.

City of Long Branch, NJ

The firm provide advisory services to Long Branch and its designated redeveloper, The Applied Cos., Hoboken, NJ, on land acquisition and condemnation strategies, including expert witness testimony in eminent domain cases, in connection with the Long Branch Waterfront Redevelopment Project, which now includes the vibrant Pier Village community along the shore.

City of Asbury Park, NJ

Dr. Powell provided extensive expert witness testimony and related financial analysis in connection with eminent domain proceedings undertaken by the City and its private development partner, Asbury Partners,  in connection with the Waterfront Redevelopment Project by the Boardwalk in Asbury Park.

Cranford Township, NJ

The firm provided financial advisory services to the Township in connection with the planning and structuring of Cranford Crossing, a mixed use downtown redevelopment project near the train station, which was built by a private developer and has sparked further downtown revitalization in the community.
